Rates third week higher. More homes in escrow than listed.

Freddie printed again. The local pending book is still busy. Read them as two columns.

Freddie Mac, week as of September 10

Freddie Mac’s Primary Mortgage Market Survey for the week as of September 10 shows the 30-year fixed averaging 6.76%, up from 6.71% the prior week. The 15-year averaged 6.09%, up from 6.04%. A year ago the 30-year sat at 6.35%. That is three weekly prints higher in a row on the national survey. Not your quote on a specific house. Next print is September 17. August MLS: more pending than active

Schwaegerle Real Estate’s August MLS note (LinkedIn, September 7) for the Central Coast book they track: 177 active or coming soon, 214 pending or under contract, 222 closed. Median closed $899,450 and $547.63 per square foot — about 100% of list when priced right. That is their August MLS series. It is not Altos. It is not Realtor.com.

More homes in escrow than sitting active is the quiet part of that stamp. Inventory on the street is not the whole story.

Altos Friday stamp, still separate

Altos Research single-family free reports stamped Friday, September 11 (flat versus Thursday, September 10): San Luis Obispo County median list $1,175,000 on 588 actives, 45% with a price cut, median days on market 56, market-action index 37 (slight seller). New-list median $1,050,000.

Same Altos pull, town stamps: Arroyo Grande $1,649,450 / 60 / 48% cuts / DOM 49 / MAI 35 / new-list median $1,159,000; Paso Robles 93446 $916,990 / 151 / 43% cuts / DOM 63 / MAI 34.

Do not average those into a “Five Cities” number. Shell Beach rides with Pismo / 93449 when you need that zip.

Santa Maria, different county

Altos Friday Santa Maria: median list $795,450 on 110 actives, 36% cuts, median DOM 25, MAI 59 (strong seller). That is North Santa Barbara County. Not SLO County. Not a Five Cities average.

Short tip

Rates stepped up again on the Freddie print. The Schwaegerle August book still shows more pending than active. If you are buying, shop the street and the under-contract tape — not just the rate headline. If you are selling, price to what is closing, not to last month’s ask.
