Freddie printed higher today. Altos list stamps are flat versus Wednesday. Three columns. Do not mash them.

Freddie Mac, week as of September 24

Freddie Mac’s Primary Mortgage Market Survey for the week as of September 24 shows the 30-year fixed averaging 7.03%, up from 6.95% the prior week. The 15-year averaged 6.42%, up from 6.26%. A year ago the 30-year sat at 6.30% and the 15-year at 5.49%. That is the second weekly step higher on the national survey. Not your quote on a specific house. Not the Altos stamp below.

Altos Thursday stamp, San Luis Obispo County

Altos Research single-family free reports stamped Thursday, September 24 (flat versus Wednesday, September 23): San Luis Obispo County median list $1,159,000 on 583 actives, 48% with a price cut, median days on market 63, market-action index 36 (slight seller). New-list median $885,000. About $578 per square foot on the list side.

Versus the Monday, September 21 Altos stamp on the same series: county was also $1,159,000 on 583 actives with 48% cuts, DOM 63, MAI 36, new-list median $885,000. So the sitting book held while Freddie moved. Do not mash that with Freddie or C.A.R. closed sales.

Town stamps, same Altos pull

Same Thursday Altos pull: Paso Robles 93446 $896,250 / 150 / 41% cuts / DOM 60 / MAI 35 / new-list median $765,000; Arroyo Grande $1,549,500 / 58 / 52% cuts / DOM 63 / MAI 34 / new-list median $969,000; San Luis Obispo city $1,345,000 / 72 / 54% cuts / DOM 56 / MAI 39 / new-list median $1,000,050; Atascadero $848,900 / 33 / 55% cuts / DOM 56 / MAI 41 / new-list median $924,500; Nipomo $1,347,000 / 32 / 50% cuts / DOM 39 / MAI 43 / new-list median $937,000; Morro Bay $989,000 / 25 / 48% cuts / DOM 56 / MAI 36 / new-list median $915,000. Nipomo, Atascadero, and Morro Bay are small samples.

Do not average those into a “Five Cities” number. Shell Beach rides with Pismo / 93449 when you need that zip.

Santa Maria, different county

Altos Thursday Santa Maria: median list $775,000 on 113 actives, 42% cuts, median DOM 28, MAI 57 (strong seller), new-list median $774,000. That is North Santa Barbara County. Not SLO County. Not a Five Cities average. Not the Santa Barbara County C.A.R. sold median below.

August closed sales, C.A.R. — separate series

California Association of Realtors’ August 2026 existing single-family closed-sales report (released September 16) still stands: San Luis Obispo County median sold $955,000. Statewide median sold $901,420. Santa Barbara County median sold $1,335,000 — that is the whole county, not Santa Maria and not North County. Do not use it as a Santa Maria number. This is closed sales. Not the list sheet above.

Cayucos lifestyle note

Estero Bay News flags a Cayucos vacation-rental town hall Saturday, September 26, 10am–noon at Cayucos Elementary gym. That is a local policy calendar item — not a price signal. Do not turn a town-hall date into a market forecast.

Short tip

The rate headline moved again. The Altos sitting median is still $1,159,000 with a 48% cut share and new lists at $885,000. Shop what closed and what just listed — not only the Freddie number.
