Freddie printed higher today. C.A.R. just put August closed sales on the board. Altos list stamps are flat. Three columns. Do not mash them.
Freddie Mac, week as of September 17
Freddie Mac’s Primary Mortgage Market Survey for the week as of September 17 shows the 30-year fixed averaging 6.95%, up from 6.76% the prior week. The 15-year averaged 6.26%, up from 6.09%. A year ago the 30-year sat at 6.26% and the 15-year at 5.41%. That is a sharp weekly step on the national survey. Not your quote on a specific house. Next print is about Thursday, September 24. August closed sales, C.A.R. (released September 16)
California Association of Realtors’ August 2026 existing single-family closed-sales report (released September 16): San Luis Obispo County median sold $955,000. That is up 0.5% from July’s $950,000 and up 2.1% from August 2025’s $935,400. Sales volume fell 21.2% month over month and 16.7% year over year. Unsold inventory index 4.1 months. Median time on market 34 days.
Statewide median sold was $901,420. Santa Barbara County median sold was $1,335,000 — that is the whole county, not Santa Maria and not North County. Do not use it as a Santa Maria number.

Altos Thursday stamp, still separate
Altos Research single-family free reports stamped Thursday, September 17 (flat versus Tuesday, September 15): San Luis Obispo County median list $1,200,000 on 553 actives, 49% with a price cut, median days on market 56, market-action index 37 (slight seller). New-list median $812,000. About $588 per square foot on the list side.

Altos Thursday Santa Maria: median list $750,000 on 111 actives, 37% cuts, median DOM 21, MAI 59 (strong seller), new-list median $679,000. That is North Santa Barbara County. Not SLO County. Not a Five Cities average. Not the Santa Barbara County C.A.R. sold median above.
Short tip
The rate headline moved. August solds in SLO County still cleared near $955,000 on the C.A.R. print. The Altos list median is still $1.2M with a 49% cut share and new lists at $812,000. Shop what closed and what just listed — not only the Freddie number.
