Thursday’s Freddie Mac print is out. Do not freeze on the number.
Freddie Mac’s Primary Mortgage Market Survey as of September 3 shows the 30-year fixed averaging 6.71%, up from 6.66% last week. The 15-year averaged 6.04%, up from 5.98%. A year ago the 30-year was 6.50%. That is the national survey average, not your quote on a specific house. Freddie Mac Primary Mortgage Market Survey.
What the list still looks like here
Altos Research as of Wednesday, September 2 (same stamp as Tuesday) shows San Luis Obispo County with a median list of $1,177,000 on 574 actives. Forty-five percent of those listings already show a price cut. Median days on market on the list side is 56. The market-action index is 37.
That is list price and inventory. It is not a sold median. July closed sales are still the latest monthly print for this county.
Town stamps, not one coast number
Altos Wednesday, Santa Maria: median list $789,900, 107 actives, 36% with a cut, 28 days on market, market-action index 59. That is North Santa Barbara County. It is not SLO County, and it is not a Five Cities average.
Paso Robles (93446): median list $917,995, 140 actives, 48% with a cut, 63 days on market, market-action index 35.
San Luis Obispo city: median list $1,395,000, 61 actives, 34% with a cut, 56 days on market, market-action index 44.
Arroyo Grande: median list $1,599,000, 58 actives, 45% with a cut, 49 days on market, market-action index 37.
Atascadero: median list $885,000, 47 actives, 40% with a cut, 35 days on market, market-action index 41.
Morro Bay: median list $915,000, 23 actives, 65% with a cut, 70 days on market, market-action index 36. Small sample. The cut share is still loud.
Buyer tip, short version
A five-basis-point Freddie move is not a reason to stop looking. Sellers on this coast are still trimming in public. Shop the street, the cut history, and your real payment — not a headline rate alone.
If you are buying in Arroyo Grande, SLO, Paso, Atascadero, Morro, or Santa Maria this month, I will run the payment next to the list sheet with you. No mashed county average dressed up as your neighborhood.
