Price it once: half the listings on the Central Coast are already cutting

If you are listing this month, the market is telling you something simple. A lot of sellers asked too high the first time.
Altos Research as of Wednesday, August 26 shows 45% of San Luis Obispo County listings with a price cut. County median list is $1,192,000. Inventory sits at 578 homes. Median days on market on the list side is 56. Their market-action index is 37 — a slight seller lean, not a free-fall.
Paso Robles (93446) looks softer on the list side. Altos as of August 19 had a $925,000 median list, 149 actives, 51% showing a cut, and 77 days on market. Market-action index there was 34.
Santa Maria is a different zip code and a different pace. Altos as of August 26: median list $824,900, 102 actives, 35% with a cut, 28 days on market, market-action index 59. Faster than the county. Still plenty of trims.
Do not mash those together. Paso is North County. Santa Maria is North Santa Barbara County. SLO County is its own weekly list pull. Same lesson in each place: buyers are comparing, and they can see the cuts.
Why a second price is expensive
A cut after you go live is not free. You spent the first-week attention already. The people who saved the listing at the old price do not always come back for the new one.
July closed sales still got close to ask in many places. That was the sold side. August list inventory is where the trims show up. If you want July results in August, price like July — not like last year’s peak.
Rates did not bail anyone out today
Freddie Mac’s Primary Mortgage Market Survey for August 27 put the 30-year fixed at 6.66% (up a tick from 6.65% last week). The 15-year averaged 5.98%. A year ago the 30-year was 6.56%. Waiting on a cliff is still not a plan.
CAR’s Q2 Housing Affordability Index said only 16% of SLO County households could afford the Q2 median. Qualifying income was $241,600. Pricing is how you meet the buyers who are actually in the market.
Seller tip, short version
- Price to the comps that closed recently, not the hope comps.
- Expect buyers to know the cut rate. Altos has it on the list side every week.
- If you need a buyer this fall, leave room for a clean first offer instead of a public haircut later.
