Morro Bay has 23 listings. Two-thirds already cut the price.

Labor Day weekend is a tour weekend. Do not treat the whole coast as one sticker.

Altos Research as of Friday, September 4 (flat vs Wednesday, September 2) shows Morro Bay with a median list of $915,000 on 23 single-family actives. Sixty-five percent of those listings already show a price cut. Median days on market on the list side is 70. The market-action index is 36.

That is a thin sample. It is also the loudest cut share on Aaron’s Friday stamp. If you are walking Morro this weekend, open the cut history before you fall in love with the ask.

The county is still cutting in public

Altos Friday, San Luis Obispo County: median list $1,177,000 on 574 actives, 45% with a cut, 56 days on market, market-action index 37. Same stamp as Wednesday. Slight seller lean, heavy trims.

That is list price and inventory. It is not a sold median. July closed sales are still the latest monthly print for this county.

Other town stamps, kept separate

Paso Robles (93446): median list $917,995, 140 actives, 48% with a cut, 63 days on market, market-action index 35.

San Luis Obispo city: median list $1,395,000, 61 actives, 34% with a cut, 56 days on market, market-action index 44.

Arroyo Grande: median list $1,599,000, 58 actives, 45% with a cut, 49 days on market, market-action index 37.

Atascadero: median list $885,000, 47 actives, 40% with a cut, 35 days on market, market-action index 41.

Santa Maria on the same Altos pull: median list $789,900, 107 actives, 36% with a cut, 28 days on market, market-action index 59. That is North Santa Barbara County. It is not SLO County, and it is not a Five Cities average. Faster list-side days than Morro. Different market.

Freddie print, one line

Weekend tip, short version

A small inventory town can still be a cut town. Morro’s 65% cut share on 23 actives is the reminder. Walk the house. Read the prior asks. Do not mash one rock with the whole county.
