Labor Day is a quiet inventory week on the Central Coast. Buyers still tour. Sellers still answer. Do not mash one data series into another.

Freddie printed higher

Freddie Mac’s Primary Mortgage Market Survey for the week ended September 3 shows the 30-year fixed averaging 6.71%, up from 6.66% the prior week. The 15-year averaged 6.04%, up from 5.98%. National survey averages. Not your quote on a specific house. Next print is Thursday, September 10. Freddie Mac Primary Mortgage Market Survey.

Realtor.com August, San Luis Obispo County

Realtor.com’s August 2026 snapshot for San Luis Obispo County: median list $1,082,250 (down 2.54% year over year); median sold $904,747 (up 1.66% year over year); $582 per square foot; 1,758 actives (down 0.18% year over year, up 0.06% month over month); 64 days on market; sale-to-list about 99%. Median rent $3,187 on 302 rentals (rent up 6.23% year over year).

City median list prices on that same Realtor.com August pull, kept as city stamps: Paso Robles $882,000 on 363 for sale; San Luis Obispo city $1,198,000 on 216; Atascadero $852,000 on 119; Arroyo Grande $1,547,500 on 124; Nipomo $1,105,975 on 101; Pismo Beach $1,250,000 on 81; Morro Bay $986,000 on 72; Grover Beach $829,900 on 61.

That is Realtor.com August. It is not Altos. It is not a closed-sale county median from C.A.R.

Altos Friday stamp, still separate

Altos Research single-family free reports stamped Friday, September 4 (flat versus Wednesday, September 2): San Luis Obispo County median list $1,177,000 on 574 actives, 45% with a price cut, 56 days on market, market-action index 37 (slight seller).

Same Altos pull, town by town: Paso Robles 93446 median list $917,995 / 140 actives / 48% cuts / DOM 63 / MAI 35; San Luis Obispo city $1,395,000 / 61 / 34% / DOM 56 / MAI 44; Atascadero $885,000 / 47 / 40% / DOM 35 / MAI 41; Arroyo Grande $1,599,000 / 58 / 45% / DOM 49 / MAI 37; Morro Bay $915,000 / 23 / 65% cuts / DOM 70 / MAI 36.

Do not average those into a Five Cities number. Shell Beach rides with Pismo / 93449 when you need that zip.

Paso Robles August MLS

Pillar Real Estate / Amber Johnson (published September 4) on Paso Robles August MLS activity: 40 new listings, 43 unique under contract, 46 closed. July was 38 / 49 / 71. August median closed $812,500. Median cumulative days on market 32.

Fewer closes than July. Still real activity. If you are shopping Paso this week, walk the August closed sheet next to today’s list.

Santa Maria, different county

Realtor.com August 2026 Santa Maria: median list $760,000 (up 5.37% year over year); median sold $694,250; $414 per square foot; 276 actives (up 15.33% year over year); 38 days on market; sale-to-list 100%; labeled a seller’s market. Median rent $2,197 (down 4.27% year over year) on 65 rentals.

Altos Friday Santa Maria: median list $789,900 / 107 actives / 36% cuts / DOM 28 / MAI 59 (strong seller). That is North Santa Barbara County. Not SLO County. Not a Five Cities average.

Monthlies still pending

August C.A.R. is not released yet (latest July print released August 17). Schwaegerle’s July city-by-city is still the latest of that series (published August 5). Do not invent an August close median for the county.

Labor Day tip, short version

Quiet holiday streets are a good private-tour week. Rates ticked up on the Freddie print. Paso’s August closes cooled versus July. Read the list source and the sold source as two columns, not one mash.
