County list eased to $1.159M. Inventory is up.

Monday’s Altos stamp moved the sitting ask down and put more homes on the board. Rates are still last Thursday’s print. Keep the columns straight.

Altos Monday stamp, San Luis Obispo County

Altos Research single-family free reports stamped Monday, September 21: San Luis Obispo County median list $1,159,000 on 583 actives, 48% with a price cut, median days on market 63, market-action index 36 (slight seller). New-list median $885,000. About $578 per square foot on the list side.

Versus the Friday, September 18 Altos stamp on the same series: county was $1,200,000 on 553 actives with 49% cuts, DOM 56, MAI 37. So the sitting median eased, active count rose, and days on market stretched. Do not mash that with Freddie or C.A.R. closed sales.

Do not average those into a “Five Cities” number. Shell Beach rides with Pismo / 93449 when you need that zip.

Santa Maria, different county

Altos Monday Santa Maria: median list $775,000 on 113 actives, 42% cuts, median DOM 28, MAI 57 (strong seller), new-list median $774,000. Versus Friday’s Altos stamp: $750,000 / 37% cuts / DOM 21 / MAI 59. List median and cut share both stepped up. That is North Santa Barbara County. Not SLO County. Not a Five Cities average. Not the Santa Barbara County C.A.R. sold median below.

Freddie still the Sep 17 print

Freddie Mac’s Primary Mortgage Market Survey for the week as of September 17 still shows the 30-year fixed averaging 6.95% and the 15-year averaging 6.26%. Prior week was 6.76% / 6.09%. A year ago: 6.26% / 5.41%. Next print is about Thursday, September 24. That is the national survey. Not your quote on a specific house. Not the Altos stamp above. August closed sales, C.A.R. — separate series

California Association of Realtors’ August 2026 existing single-family closed-sales report (released September 16) still stands: San Luis Obispo County median sold $955,000 (MoM +0.5% / YoY +2.1%; sales YoY −16.7%; unsold inventory index 4.1; median time on market 34 days). Statewide median sold $901,420. Santa Barbara County median sold $1,335,000 — that is the whole county, not Santa Maria and not North County. Do not use it as a Santa Maria number. This is closed sales. Not the list sheet above.

Cayucos lifestyle note

Estero Bay News flags a Cayucos vacation-rental town hall Saturday, September 26, 10am–noon at Cayucos Elementary gym. That is a local policy calendar item — not a price signal. Do not turn a town-hall date into a market forecast.

Short tip

If you are buying, more actives and a softer sitting median mean a wider walk this week — still shop new lists at $885,000 separately from the sitting book. If you are selling, price to what just listed, not to last week’s ask. Happy to pull the three columns with you.
