Atascadero is a strong seller market. Six in ten listings already cut.

Altos stamped Tuesday. County flat versus Monday. Atascadero is the loud pocket — strong seller on the index, and most of the sheet already shows a cut.

Atascadero, Altos Tuesday

Altos Research single-family free report stamped Tuesday, September 15: Atascadero median list $849,000 on 31 actives, 61% with a price cut, median days on market 56, market-action index 45 (strong seller). New-list median $619,000. About $505 per square foot on the list side.

That is a small sample. Thirty-one actives. Treat the cut share and the new-list median as the signal, not a forecast for every street.

Same stamp Monday. So this is not a one-day bounce. Inventory is thin and still mostly re-priced.

County context, same Altos pull

San Luis Obispo County on the same Tuesday Altos pull: median list $1,200,000 on 553 actives, 49% cuts, median DOM 56, MAI 37 (slight seller), new-list median $812,000. Flat versus Monday’s stamp.

Paso Robles 93446: $907,000 / 139 / 44% cuts / DOM 56 / MAI 35 / new-list median $625,000. Arroyo Grande: $1,620,000 / 56 / 46% cuts / DOM 56 / MAI 35 / new-list median $569,000. San Luis Obispo city: $1,395,000 / 69 / 52% cuts / DOM 56 / MAI 42 / new-list median $1,697,000.

Do not average those into a “Five Cities” number. Shell Beach rides with Pismo / 93449 when you need that zip.

Santa Maria, different county

Altos Tuesday Santa Maria: median list $750,000 on 111 actives, 37% cuts, median DOM 21, MAI 59 (strong seller), new-list median $679,000. That is North Santa Barbara County. Not SLO County. Not a Five Cities average.

Seller tip, short version

If you are listing in Atascadero, price to the new lists and to what already cut — not to a sticker that has been sitting. Buyers can see a 61% cut share on a 31-home sheet. A strong market-action index does not fix an ask that is above what just hit.

Freddie Mac’s Primary Mortgage Market Survey for the week as of September 10 is still 6.76% on the 30-year and 6.09% on the 15-year. Next print is Thursday, September 17. That is the national survey.
